I wished I had read all of the reviews on fodors.com, travelpost.com, etc. before I went to Sunapee Harbor Cottages. The cottages are not on the water (3/4 mile walk to the closest swimming beach). We had functioning wi-fi for 1 of 7 days we were there (we needed it as it was a working holiday). We were hectored into parking within the narrow lines the innkeeper called parking spaces. This meant that one morning we had to crawl into the back of our car, because cars had parked within the lines on either side and it made it impossible to get in our car through the side doors.
All of the above would have made it unpleasant, but the inn keeper herself made it downright hostile. The Inn keeper yelled at our kids the whole time and even squirted one with a garden hose when she didn't like what he was doing. His infraction? Lighting a sparkler on the 2nd of July! When we asked her to stop being so hostile to us, she decided we had "dissed" her, so she called the Sunapee Police. Luckily, the police officer was very polite and just listened and left, passing no judgement.
Great place to stay if you'd like a middle school assistant principal who uses rap culture vernacular to describe your conduct at her quaint New England inn.

Agree with reviews below. Nice location, but proprietor will make you feel like you have stepped into some surreal world where you thought you were on vacation but instead you are back in 7th grade math class - that is, if your math teacher was mean and bitter and unprofessional. This place is not on the water, it is not family friendly, minor disputes with the proprietor may lead to the police being called and you will have to fight for the return of your deposit. If you don't believe it, check other sites like travelpost, battlefieldbiker or fodors - Good luck!

Ditto - the review by R. Nugent. Just add the mouse droppings in the kitchen drawers and cabinets and the accusation by the owner that they have never had mice before and that maybe we brought the mice in one of our bags. That sums up our stay.

My wife and I were actually excited to stay here after reviewing the website. Afterall, they are the "only waterfront lodging on Lake Sunapee" (by the way...they are definately not on the waterfront). The cottages were actually perfect if it wasn't for the "staff". Once you get there, you'll see that the only thing they are concerned with is your payment and their rules. Your lucky if you make it past your car upon arrival before they are hounding you to sign receipts and rule agreements. Then we just sat back and relaxed as the manager interrupted our first day on no less than 5 seperate occasions. The best was a phone call at 10:30 pm as we sat in our cottage with another couple and their baby. I was lectured that if our friends intended on staying the night, I should have coordinated that earlier and an additional charge would be billed (mind you, the cottage had two bedrooms and 5 beds). You'll quickly see that everything here is an additional charge. BEWARE: the price you are quoted is for one person staying alone, no visitors, and minimal use of toilet paper, electricity, and water. Don't forget to begin your vacation by reading the 20+ page rule book prominently displayed on your coffee table. If you don't, its okay, you'll be promptly nagged and reminded of the rules everytime you pass the office just like a teenager coming home late after curfew. Enjoy the additional hospitality in the form of one parking space per car (barely..and if it's a compact car only), taking out your own trash, and the rude attitude of the manager (completely complimentary). If you are looking for a beautiful cottage, horribly overpriced, and run by your high school vice-principal...then look no further.
