DEPOSIT/CANCELLATION

**A credit card is absolutely necessary to reserve a unit!!

**Deposits are due at the time of booking and put on a credit card or a reservation can be held for up to TEN days pending receipt of deposit check or money order. Your final payment is to be made 30 days prior to your arrival by Cashiers Check, Check, or Money Order. If another form of payment is not received 30 days prior to arrival we will automatically put the balance of your stay on the credit card we have on file.

**Signed reservation agreements (this form) not received within 21 days of making reservation may constitute the release of all units previously reserved, So please send in this last page to us ASAP.

**A reservation fee of $10 is added to each booking at the time the reservation is taken and is non-refundable. There is also a $50 cancellation fee.

**DEPOSITS ARE NON-REFUNDABLE WITHOUT AT LEAST 60 DAY NOTICE.

**If you cancel 60 days or more prior to your date of arrival you will forfeit the $10 reservation fee and a $50 cancellation fee. If cancelled within 60 days we will refund your deposit for the days we are able to re-book minus the fees. If canceling within 10 days of arrival your final non-refundable payment will already have been made. We realize emergencies happen and we will still refund any portion of the stay we are able to re-book.

EARLY DEPARTURES

**WHEN YOU RESERVE A UNIT WE HAVE NO MEANS OF RENTING THAT UNIT AT THE LAST MINUTE. Reservations are taken far in advance. Therefore, we do not refund any portion of the rent should you have to leave early. This policy may only be waived at our discretion.

LIABILTY

**The units are checked after each stay, if you find something broken when you arrive, you need to contact the rental office ASAP. If anything breaks during your stay again please call ASAP. You may be held liable for damage during and found after your stay. **For units with Garage Door Openers there will be a $50 charge if not returned to the office.

**If carpets have been tracked and need to be cleaned, you will be billed, we highly recommend removing shoes at the entryway.

**In units with Hot Tubs tenants assume full liability in its usage, directions to upkeep the Hot Tubs are in White or Blue book.

**All tenants are all liable for the units they book, if we find the place in major disarray after departure, like trash, vomit, ect. We will charge you a fee for extra clean-up!!

LOST AND FOUND ITEMS

**Anything left behind will remain in the office for 10 days, if not claimed by then; we will give or throw away. Anything we mail back will be billed to your credit card if it is over $ 2, fee for postage and handling!

CHECK INS
**Check in is 4:00 PM . If units are ready we will allow earlier arrivals. We often don’t know until just prior to your arrival if you will be able to check in early. If you wish to check in early please call and confirm that this is possible a day or two before your stay. On same day check in is the 4:00 PM check in time and must be strictly enforced to give our cleaning crews time to work.

LATE CHECK INS- (AFTER 4:45 PM )*********

**There is a blue pick-up key box to the right at the top of the stairs. A key, map to the unit and a receipt will be in an envelope with your name on it. This is done AUTOMATICALLY after 4:45 PM so you need NOT call to confirm this.

CHECK OUT TIME

**Check out time is 10:00 AM . Late checkouts are not allowed without the approval from one of our managers, and cannot be allowed when unit is booked the same day. Units must be cleaned for our next guests. Checking out procedures are on the White Book near the phone in each unit. When checking out bring keys back to the office or leave them in the unit. If you are leaving the keys in the unit please call 731-9228 and leave a message as to what time you will be leaving, can also be done the day before or at check in, IF YOU DO NOT LET US KNOW YOU WILL BE CHARGED FOR AN EXTRA DAY, THAT ALSO ENTAILS CHECKING OUT AFTER 10:00 AM.
